Terms and Conditions – Midori Towers Phase II
1. Booking & Payment Terms
- All bookings are subject to availability and acceptance by the developer.
- The booking amount is non-refundable, except under special circumstances as determined by the developer.
- Payments must be made as per the agreed payment schedule, failing which penalties or cancellation may apply.
- Prices are subject to change without prior notice at the discretion of the developer.
2. Property Possession & Handover
- The possession date mentioned is tentative and subject to approvals and construction progress.
- Delays due to unforeseen circumstances such as legal matters, government approvals, force majeure events, or other unavoidable reasons will not hold the developer liable for compensation.
- The buyer must complete all payments, documentation, and legal formalities before possession.
3. Modifications & Customization
- No structural modifications or design alterations are permitted without prior approval from the developer.
- Any additional customization requests may be subject to extra charges and feasibility.
4. Maintenance & Charges
- Maintenance charges will be applicable from the date of possession, irrespective of whether the unit is occupied.
- Residents must comply with society rules and regulations post-handover.
- The developer is responsible for defect liability for a limited period as per RERA guidelines.
5. Legal Compliance & Documentation
- All buyers must comply with local municipal laws, RERA regulations, and applicable legal provisions.
- Stamp duty, registration charges, GST, and other statutory taxes will be borne by the buyer.
- The agreement for sale will be executed only after receipt of the required payments and documents.
6. Cancellation & Refund Policy
- Cancellation requests must be submitted in writing and will be processed as per the developer’s policies.
- Refunds, if applicable, will be processed after deducting applicable charges.
7. Dispute Resolution
- Any disputes arising from the transaction will be subject to jurisdiction under Pune courts.
- Buyers are encouraged to resolve disputes amicably before taking legal recourse.
